Welcome to Canada’s third great demographic transition.
Back in 1971 there were 6.6 people of working age in Canada per senior citizen. This ratio, referred to as our elderly beneficiary ratio, was the consequence of the birth Post War Baby Boom Generation which began in 1946. This era represented Canada’s first great demographic transition.
After 1971 however, this ratio began to decline, falling by half to only 3.2 today. Driven by the aging of the Post War Boom into retirement and falling fertility rates, this shift is seen as our second great demographic transition.
A new era of mobility and migration will drive Canada’s third demographic transition, and along with it will come a new era for housing in Canada. This session will address the drivers of our upcoming demographic shift, and some of the implications for housing, from the how much and how, to the what and where.
